Welcome to Shadow Ridge Retreat! We are thrilled to host your stay. To ensure a 5-star experience for you and to keep our neighborhood happy, please review and sign this legally binding agreement.

1. THE LEASE TERM: This agreement is between SW Oklahoma Retreats LLC (“Owner”) and %guest_full_name% (“Renter”) for Shadow Ridge Retreat. Your stay runs from %check_in% to %check_out%. Ready for occupancy at %check_in_hour%; vacate by %check_out_hour%.

2. RENT & FEES: The total amount is %total%.

• Pets: Up to 2 dogs are permitted with a paid pet fee. Unauthorized pets result in a $300 penalty plus the pet fee and immediate eviction.

• Cleaning: Your cleaning fee covers a standard turnover. Excessive cleaning (smoke remediation, pet accidents, glitter/confetti, or extreme messes) is billed at $50/hour plus professional restoration costs.

3. MAXIMUM OCCUPANCY: Occupancy is strictly limited to %guests%. No parties or gatherings exceeding this limit are permitted. Evidence of unregistered "house parties" results in immediate eviction without refund.

4. PARKING (STRICT POLICY): Parking is permitted only in the driveway . No parking in front of neighbors' homes, on the lawn, or blocking driveways. Neighbors will report violations, and any resulting fines or towing costs are the Renter's responsibility.

5. GAME ROOM & GARAGE CARE: Renter acknowledges use of the Garage Game Room (Ping Pong, Pool).

• Equipment: Please treat the gear with respect. Damage beyond normal wear will be billed at replacement cost.

6. STRICT NO-SMOKING POLICY: This is a 100% Smoke-Free Property. Smoking or vaping of any kind (tobacco, marijuana, e-cigs) is strictly prohibited inside the home. Evidence of smoking results in a $500 decontamination and ozone treatment fee.

7. INDEMNITY & LIABILITY: Renter agrees to indemnify and hold the Owner harmless from any and all claims arising out of the Renter’s use of the Property. Renter assumes all risk of injury relating to recreational activities, including the use of the game room equipment and the outdoor fire pit. Children must be supervised by an adult at all times, especially in the garage and backyard areas.

8. MAINTENANCE & PEST CONTROL: Owner or agents may enter for emergencies or with 24-hour notice for repairs. The property is professionally treated; however, in a suburban environment with a large yard, no refunds are given for occasional sightings of native insects or wildlife.

9. NOISE & NEIGHBORS: This home is located in a quiet residential community. Quiet hours are 11:00 PM – 8:00 AM. Renter and their guests shall not disturb or annoy neighbors. Use of fireworks is strictly prohibited.

10. UNAUTHORIZED LATE CHECK-OUT: Stay past %check_out_hour% is billed at $50 per 30 minutes. If the delay causes a cancellation or relocation of the next arriving guest, Renter is liable for that full lost revenue.

11. NO PERMANENT RESIDENCE: Renter's use of the Property is on a temporary, short-term, and transient basis only. This agreement does not establish a landlord-tenant relationship for permanent residency.
